DESCRIPTION:Format\nThis meeting will be a hybrid meeting\, meaning that it
  will take place both at Wantage Primary Academy but also online at https:
 //kingsgrove-residents.co.uk/go/residents-meeting . Further information on
  how to join the meeting online will be provided nearer the time.\nPurpose
 \nThis meeting will provide an overview of the operation of Kingsgrove Est
 ate Management Company Limited (KEMCL) and discuss the work undertaken on 
 behalf of all Kingsgrove residents.\nAudience\nAll members of the Kingsgro
 ve community are welcome at the meeting.\nAgenda\n\n 	An update on the ar
 eas now under management by Preim\, on behalf of Kingsgrove Estate Managem
 ent Company. The management of a housing estate can be quite complex\, wit
 h many different stakeholders working on the development. The areas for wh
 ich KEMCL are responsible will be detailed. For those people that pay the 
 service charge directly\, these are the areas that those payments go towar
 d. Plans detailing these areas can already be found on the residents porta
 l\, which can be accessed at www.preim.co.uk. Other residents will make co
 ntributions to KEMCL\, albeit indirectly\, through payments to their housi
 ng provider.\n 	A financial overview\, including a summary of the year-end
  accounts\, the 2025/2026 budget as well as an overview of funds accessed 
 during the last financial year from the S106 Open Space Funds.\n 	Open dis
 cussion on KEMCL-related matters impacting our community.\n\nWhat are KEMC
 L responsibilities?\nIt’s not always clear what the role of the Manageme
 nt Company is and what their responsibilities are so here is a brief summa
 ry below:\n\n 	Maintenance and Upkeep: Ensuring communal areas (green open
  space\, woodland\, parking areas etc.) are well-maintained\, clean\, and 
 safe. This may involve contracting cleaners\, gardeners\, and maintenance 
 personnel.\n 	Repairs and Infrastructure Management: Managing repairs and 
 maintenance for the services that form part of the managed areas. The mana
 gement company has no responsibility for the roads and pavements across th
 e estate.\n 	Service Charge Collection: Collecting service charges from pr
 operty owners\, including housing associations and commercial premises\, t
 o cover the costs of maintenance\, repairs\, and other services. The Manag
 ement Company also prepare budgets\, manage accounts\, and report on expen
 diture.\n 	Compliance and Health &amp\; Safety: Ensuring the managed areas
  comply with health\, safety\, and legal standards\, including fire safety
 \, security\, and environmental regulations. The Management Company undert
 ake regular risk assessments and inspections.\n 	Insurance Management: Arr
 anging appropriate insurance for the development\, including public liabil
 ity insurance and buildings insurance\, and handling claims if incidents o
 ccur.\n 	Communication and Dispute Resolution: Acting as a point of contac
 t for property owners\, residents\, or tenants\, addressing queries\, orga
 nising meetings\, and resolving disputes that may arise within the communi
 ty.\n 	Lease and Legal Compliance: Ensuring compliance with the terms of t
 he transfer and managing legal obligations under property law. This can in
 clude enforcing covenants and managing any legal issues related to the pro
 perty.\n\nMaster developer\, housebuilders and other managing agents\nThis
  meeting's focus will only be on topics within the scope of KEMCL’s resp
 onsibilities. As such neither the master developer\, nor any of the house
 building teams across Kingsgrove will be in attendance at this meeting.\n\

 .\n\nSome parts of the Kingsgrove development\, namely the areas built by 
 Cala Homes\, fall under the Fullers Meadow Management Company\, whose mana
 ging agent is Remus. Remus will not be attending this meeting.\nQuestions
