Vistry Homes, likely trading under either Bovis or Linden Homes, will be the developer in charge of Phase 7 of Kingsgrove. Phase 7 “completes” the area immediately to the west of the Central Park area, a part of which is also going to be developed by Vistry as Phase 6.

The planning application is P24/V1882/RM and is for 116 dwellings.
Breakdown of houses and apartments
- 31 apartments across 4 blocks, with 22 of those being marked as “affordable rent”
- 85 houses, with 23 of those being marked as “affordable rent”.

The parcel from Phase 6 that sits on the same area of land has 20 houses and 10 apartments.
Highlights
Taking a look at the documents submitted, there are a few things that stand out to me.
Parking (Parking Strategy Plan)
- None of the house will have garages.
- All of the apartments only have 1 designated space, with 2 of the blocks not even having any visitors spaces.
- 16 houses will only have 1 designated space, with all remaining houses having 2 designated spaces.
- 1 house has only one designated space, which is a “layby” style outside the house.
- The 21 visitor parking spaces are dotted around the development.
- 3 associated with 2 of the apartment blocks.
- 8 visitor spaces that are outside houses, perpendicular to the road.
- 7 “layby” style spaces towards the south of the development.
Adoption of roads and pavements (Adoptable Management Plan)
The main road in the development along with the pavements and four small verges, will be offered for adoption. There is one long section of driveway, which will either be taken on by the management company or will be a private driveway.
Construction information (Construction Environmental Management Plan)
This details how the construction will be done, rather than what the finished development will look like. Unfortunately, like its counterpart for Phase 6, it shows the construction traffic coming into Kingsgrove via the bus gate on Elder Way. Obviously, this is a mistake but is disappointing given the issue was raised for Phase 6. More understandably it doesn’t taken into consideration the new road (King Alfred’s Way) that passes immediately to the north of this phase. I will be asking for clarification / updated documentation that reflects the current road infrastructure.
